Appraisal reviews "should verify whether the appraisal or evaluation is appropriate for the transaction, the uncertainty of the transaction, and whether the manners by which the collateral valuation is accomplished ensures independence and quality," the Federal Reserve says. They "should also indicate whether the appraisal or evaluation report is even with the letter of engagement, which gives an account of the range of the appraisal assignment." Last, The Federal Reserve notes that "some institutions augment regular reviews with post-funding assessments of appraisal quality for any of their higher-risk or larger-value transactions as a way to assist in addressing valuation issues."

In addition to tailoring our work to the regulations and guidelines of our review customers, there are four Fannie Mae forms that are primarily used for review services, and we will prepare an appraisal review on any of them. They include an appraisal "desk" review, a "field" review, a "short" form and a "narrative" form. At Appraisal-One, we're experienced in all types of appraisal reviews, review processes and the obligations of review appraisers.

We are familiar with what constitutes a quality appraisal and what the most frequent inadequacies are, particularly in our home market. We're also experienced enough to admit that our competition in our market are skillful in doing a good job. The Uniform Standards of Professional Appraisal Practice (USPAP) govern appraisal reviews and appraisal reports, and you can trust Appraisal-One to ethically examine appraisal reports performed by others. And those others may be reviewing our work, too!

For professional, impartial, ethical appraisal review services and honest judgments, you can rely on Appraisal-One. Contact Appraisal-One for more information regarding our qualifications, expertise and services offered.
